Property Inspection Checks

Property Inspection Checks

Regular inspections are essential for maintaining properties’ overall condition and ensuring you promptly address maintenance needs. By conducting regular checks, we can assess both the interior and exterior of your properties, identifying necessary repairs and fostering a strong landlord-tenant relationship.

These inspections remind tenants of their responsibilities and help us spot safety issues before they escalate. We recommend an initial inspection after one month of tenancy, followed by routine checks every six months. However, this is entirely flexible and up to you.

Scheduling inspections in advance helps manage expectations for everyone involved, allowing for effective communication and timely resolutions. Ultimately, our commitment to regular inspections not only protects our investments but also creates a safe and welcoming environment for our tenants.

Basic Property Inspection

A short, visual inspection to confirm a property is in reasonable order. Focuses on cleanliness, obvious damage, and visible health or safety issues. No belongings are moved, cupboards opened, or appliances tested.

Mid-Term Tenancy Inspection

A detailed visual check during an active tenancy to spot damage, leaks, damp, tenancy breaches, and potential maintenance issues. Includes a room-by-room condition summary, photographs of the property, fixtures, keys, gardens, and safety equipment, plus tenant comments, providing landlords and agents with clear records and peace of mind.

Empty Property Inspection

A visual inspection of vacant properties to protect against damage, security risks, and insurance issues. We check access points, internal conditions, visible leaks, dampness, and general upkeep, carry out an external inspection, and flag any urgent issues. A brief report with photographs provides landlords and agents with reassurance that their property is secure, well-maintained, and ready for re-letting or sale.

Basic Property Inspection

A Routine Property Check is a short, visual inspection designed to confirm that a property appears to be in reasonable order at the time of the visit.

It focuses on basic, observable elements such as general cleanliness, signs of obvious damage, and any clear health or safety concerns. This service does not involve moving belongings, opening cupboards, or testing appliances.

The check is intended as an early warning system rather than a detailed condition report. It allows landlords and agents to spot potential issues before they escalate.

Mid-Term Tenancy Inspection – Ongoing Property Monitoring

Our Mid-Term Tenancy Inspection service provides landlords, estate agents, and property managers with a detailed snapshot of a property’s condition during an active tenancy.

Designed to identify issues early, this inspection helps protect your investment, maintain compliance, and encourage responsible tenant care.

We conduct a thorough visual inspection of key areas, including living spaces, kitchens, bathrooms, fixtures, fittings, and any signs of damage or neglect. Where appropriate, we also note potential maintenance concerns before they escalate into costly repairs.

During the inspection, we check access points, signs of forced entry, internal conditions, leaks, dampness, structural concerns, and general upkeep.
