Property Inspection Checks

Property Inspection Checks

A property left unchecked can turn a small problem into an expensive one. Regular inspections help you catch maintenance issues early, ensure your tenants are looking after the property, and keep accurate records for your own peace of mind.

We carry out one-off or regular inspections to suit you, whether it’s a quick check on a vacant property or a detailed mid-tenancy visit. Every inspection includes a written report and photographs, delivered straight to you.

Basic Property Inspection

A short, visual inspection to confirm a property is in reasonable order. Focuses on cleanliness, obvious damage, and visible health or safety concerns. No belongings are moved, cupboards opened, or appliances tested.

Mid-Term Tenancy Inspection

A detailed visual check during an active tenancy to spot damage, leaks, damp, tenancy breaches, and potential maintenance issues. Includes a room-by-room condition summary with photographs, tenant comments, and a full written report, giving landlords and agents clear records and complete peace of mind.

Empty Property Inspection

A visual inspection of vacant properties to protect against damage, deterioration, and security risks. We check access points, internal conditions, visible leaks, damp, and general upkeep — flagging anything that needs urgent attention. A written report with photographs of any issues is provided after every visit, reassuring you that your property is secure and well-maintained.

Basic Property Inspection

A Basic Property Inspection is a short, visual check designed to confirm that a property is in reasonable order.

It covers general cleanliness, obvious damage, and any clear health or safety concerns — without moving belongings, opening cupboards, or testing appliances.

Think of it as an early warning system rather than a detailed condition report. A written summary with photographs of every room is provided after every visit.

What’s included:

  • Basic condition summary for every room
  • Photographs of every room
  • External inspection including gardens, roof, and guttering (where visible)

Mid-Term Tenancy Inspection – Ongoing Property Monitoring

A Mid-Term Tenancy Inspection gives you a detailed snapshot of your property’s condition during an active tenancy.

We carry out a thorough room-by-room visual inspection covering cleanliness, damage, leaks, damp, and any signs of tenancy breaches such as unauthorised pets or over-occupancy.

Maintenance concerns are flagged before they escalate into costly repairs.

We check access points, signs of forced entry, internal conditions, leaks, damp, and general upkeep — flagging anything that needs urgent attention.

Where accessible, we also take utility meter readings. Photographs of any issues are included in a written report delivered after every visit.
